- "Engagement" — refers to a formal instruction to provide legal services, confirmed by a written engagement letter.
- "Website" — refers to the website operated by Lanna Estate at the domain associated with this URL.
- "Content" — refers to all text, images, documents, and other material published on this website.
2. Acceptance of Terms
By accessing this website or submitting an enquiry, you confirm that:
- You are at least eighteen (18) years of age;
- You have the legal capacity to enter into a binding agreement; and
- You have read, understood, and agree to be bound by these Terms and Conditions.
Use of the website by persons under the age of eighteen is not permitted.
3. Nature of Our Services
Lanna Estate provides specialist legal services in the area of inheritance and estate law in Thailand. Our services are advisory and representational in nature and are provided to individual clients and families. Our services include:
- Heir Identification and Verification — starting from ฿2,500;
- Will Contest and Validity Counsel — starting from ฿6,100; and
- Multi-Generational Estate Counsel — starting from ฿7,800.
Services are provided primarily in connection with estates and inheritance matters governed by Thai law, including for internationally connected matters where elements arise outside Thailand. Nothing on this website constitutes legal advice. A formal advisory relationship begins only upon execution of a written engagement letter.
4. Website Use
4.1 Permitted Use
You may access and use this website for informational purposes and to make enquiries about our services. You agree to use the website only for lawful purposes and in a manner that does not infringe the rights of others.
4.2 Prohibited Use
You must not:
- Use the website in any way that violates applicable Thai law or regulation;

5. Client Engagements
5.1 Scope
All legal services are provided under the terms of a written engagement letter agreed between Lanna Estate and the client. The engagement letter sets out the scope of work, the applicable fee, and the estimated timeline. No legal services commence prior to execution of an engagement letter.
5.2 Fees and Payment
Our fees are denominated in Thai Baht (฿). Starting fees are stated on our website and are subject to confirmation in the engagement letter. Payment methods accepted include bank transfer to a designated Thai bank account. Invoices are issued at agreed intervals as specified in the engagement letter. Late payment may result in suspension of services.
5.3 Scope Changes
If the scope of a matter expands beyond what was originally agreed, we will notify you in writing before proceeding with additional work. No additional fees will be charged without prior written agreement.
5.4 Confidentiality
All information shared with Lanna Estate in connection with a legal engagement is held in strict confidence under professional secrecy obligations applicable to legal practitioners in Thailand. This obligation continues after the conclusion of the engagement.
5.5 No Outcome Assurance
We provide professional legal counsel and representation. We do not and cannot warrant any particular outcome in any legal matter. Results depend on the facts, evidence, and the decisions of courts and other authorities, which are beyond our control.
6. Intellectual Property
All content on this website, including text, layout, and design, is the intellectual property of Lanna Estate and is protected under applicable copyright and intellectual property law. You may not reproduce, distribute, or use any content from this website without our prior written permission, except for personal, non-commercial reference purposes.
7. Disclaimers
The information on this website is provided for general informational purposes only. It does not constitute legal advice and should not be relied upon as such. 8. Limitation of Liability

Our total liability in connection with the website (not including formal client engagements governed by an engagement letter) shall not exceed ฿5,000.
Nothing in these terms limits our liability for fraud, wilful misconduct, or professional negligence in connection with a formal legal engagement.
9. Termination of Engagement
Either party may terminate a formal legal engagement on written notice to the other. On termination:
- All fees for work completed to the date of termination become immediately due;
- We will provide the client with copies of any documents prepared on their behalf; and
- Confidentiality obligations and any survival provisions in the engagement letter continue to apply.
10. Dispute Resolution
These Terms and Conditions and any formal engagement between the parties are governed by the laws of the Kingdom of Thailand. Any dispute arising from these terms or an engagement that cannot be resolved informally shall be referred to the courts of Chiang Mai Province, Thailand, which shall have exclusive jurisdiction.
We encourage parties to attempt informal resolution of any dispute before commencing formal proceedings. Concerns about our services may be raised directly with us at [email protected]. We will respond within ten working days.
11. General Provisions
11.1 Entire Agreement
These Terms and Conditions, together with any written engagement letter, constitute the entire agreement between us regarding the subject matter herein and supersede all prior communications.
11.2 Severability
If any provision of these terms is found to be unenforceable, the remaining provisions shall continue in full force and effect.
11.3 Waiver
Failure to enforce any right or provision of these terms shall not constitute a waiver of that right or provision.
11.4 Assignment
You may not assign your rights or obligations under these terms without our prior written consent. We may assign our rights in connection with a business transfer, provided that your rights are not materially affected.
12. Changes to These Terms
We may update these Terms and Conditions from time to time. Any changes will be reflected by an updated "Last Updated" date at the top of this page. Continued use of the website after changes are posted constitutes acceptance of the revised terms.
